Q. There is something going on here. We have lived here 13 years and bought land southwest of town. We are still a rural area surrounded by farmland and paid $5,000/acre. What the heck is going on that would cause investors to offer 75-100K per acre for our land and all of our neighbors!! When the last investor came knocking we asked what the heck he wanted our property for and he said..."to build a hotel". It seems odd that people would be planning hotels in an area that isn't even remotely developed yet! We have heard the Disney rumors and whether it's Disney or something else...there IS something huge planned for this area. All you have to do is look at what land has sold for in the last year. A. I remember when the casinos were THE HOT issue in Atlantic City, NJ. Land, which was selling for a pittance of its value suddenly skyrocketed to astronomical values. I vaguely remember prices escalated about 15 times their value! Folks were selling their homes and business as fast as the contracts could be prepared and signed, checks could be cut and settlement/closing/escrow could happen. Everything was going great guns! I live in an 1800's log home, what is the best way to market that for sale?
Q. The house has the chinking (?) between the logs, actually 2 log homes joined together. Front house has a great front porch the length of the house, tin roof, 2 bedrooms & bath upstairs, den & bedroom downstairs, room to join the 2 houses, back house is kitchen with loft, bathroom & a room off of the kitchen, laundry room & additional room (we use as a closet). We have also built a 2 story barn, 20 x 40, with 2 shops which are heat & air controlled. Large storage area upstairs. 1 acre of land, rural community.

A. Mini farm, gentleman's farm, rustic county log home, country lodge, country estate... Many ways to be creative in marketing for this type of home. Check on financing. If log homes are not common in your area, a buyer may have a tough time finding a loan. Some lenders may classify a log home as a non-conforming property. I sold one to a buyer a few years back & he finally got his loan, but it took a bit of contesting, proving comparables (appraiser had to go further distance than normal to get log home comparables) and a larger down payment.

Q. The vast majority of Australia's population live in large cities and their suburbs around the coast. Most appear to live large housing estates where the houses are quite close together. Are there many housing estates, and houses for sale in the rural outskirts of the big Australian cities, or is living in rural areas not popular in Australia? In the UK, a growing number of people are wanting to leave the city and move out into the countryside, so more and more houses are starting to be built in rural areas. Another problem is the houses in Australia, while relatively cheap by UK standards are still quite expensive for what you really get. A. Getting out of the city is getting more popular, google the term "tree-change", and you will find out more. Housing is much cheaper out bush. The downside of living rural in Australia is the tyranny of distance and lack of resources. In the UK, I was thinking of moving to deepest darkest Shropshire, but I still would have been only 30 mins from shrewsbury and 90 mins from Birmingham. Not isolated at all. A similar move in Australia, say somewhere on the Murray, would put you 4-5 hours from the big smoke and all its amenities. Find a town that has not been discovered by "tree-changers", but still has a healthy infrastructure, because a nice view of trees is not going to make up for traveling 60 mins to get to a pharmacy.… [cont.]

HELP! Why was my land for sale ad pulled off of Craig's List? Am I a SPAMMER?
Q. Day before yesterday I posted an ad on Craig's List in Vancouver, B.C. for some nice property I have for sale in Northern Arizona. Then I got an email this morning to tell me it had been flagged and pulled. No explanation as to WHY! The link to the ad is dead now, ovbiously, but here's a copy of the ad's title and first 2 sentences... "$125,000 26-38 Acres Of Gorgeous Land In N. AZ- PERFECT 4 Season Climate!" Q. Basically, I was just wondering where it is possible to buy land for under $100 an acre. I would not need to live, visit, use, or access this land. It could be in the middle of a toxic waste dump, a rural desert 500 miles from any civilization, in the middle of Siberia, or WHEREVER. It would not need roads connecting to it, any source of electricity or water, basically, it just needs to be land. It would be preferable if this land was in the U.S (I've heard the Dakotas are pretty cheap), but like I said, it could be in the middle of Siberia for all I care. A. skip the world in the US, the cheapest land in the US is free. YOU can "squat" on it, aka, occupy it open and notoriously for 7 yrs and pay the RE taxes on it. i CAN for free, tutor you on this the next cheapest land is in many states via an annual county RE tax lien sale. WE have many lots of land in AZ you can have for $35 per lot. And direct access to it. [you must pay the taxes for 3 straight years and then go to court for a warranty deed.] Livable land.

How do you reinstate an "historic" township into a functioning township in the state of Arkansas?
Q. Arkansas was established with 6 sq mile townships with limited authority. The area in which we live in Garland County, AR is an "historic" township that has never exercised it's township rights. With a great deal of land for sale in the area, the entire neighborhood of small farms is concerned about housing developments moving into an otherwise quiet rural community. We thought forming a township would enable us to pass zoning laws that would restrict lot size building requirements (e.g. 5 acre minimum). Does anyone know where we should start our research or lobbying to exercise our township rights? Is this even possible in modern day? A. Would you be the only "operating" township? I ask because if there is another you might gain help from them. I would also go to your county seat and inquire, probably within legal circles, such as County Attorney, on what could or needed to be done. A. Be careful` Land scams are everywhere in the Philippines and people can produce title to just about any property. There is no web site you can go to as the records there are by hand and computerization is 100 years away. Safest way to do it is to have a well-known and trusted family member or lawyer go to the land registration and to the city hall to see whose name title is in and Even more importantly see if there are any liens or claims to the land. I lived there 5 years and the tales I could tell on land scams and fraud could fill a book. It is a wonderful gesture on you part but you are entering shark infested waters . You will get swindled ! What to do with a bully neighbor?
Q. I just want to hear others advice or what they would do in a situation like this. I live on a semi-rural street in a small town. There is about 20 homes that circle around a small lake. The majority of the residents are elderly. These people have been here for many years, and are really good kind hearted people. They just want to enjoy the peace of retirement. We had this bully move in 2 years ago. He is about 35 and just a jerk. I do not live directly near him, but he has absolutely terrorized the homes that are near him. 3 people have put their homes up for sale, to get away from him. As a landlord, I can guarantee that the owner of the house does not want calls and complaints. The landlord is not required to renew his lease.

A. If you know about where you would like to purchase land, such as state and an approximent location in that state, look online for real estate for sale in that area. Alot of places may have land for sell that you are not even seeing because they only advertise locally and not on a list that will go out nationwide. Also you could just do a search for "land for sale" and it will give you alot of other nationwide listing sites of land available in different states.

Is it illegal for a home owner to make false/misleading statements when selling their home?
Q. Husband and I recently went to look at a "for sale by owner" home in rural South Dakota. Prices are dirt-cheap, houses are typically OLD...and we're well aware of what the typical price range/age should be. So our suspicions went up when the home owner first claimed the house was "built in 1975" (this 'fact' is plastered all over every ad she's running for the house; it's evident to even a casual observer the house is quite a bit older)...and THEN she tried telling us the house/property were recently appraised for $220,000 (!!!) but she was selling it for a mere $45,000 to make a quick sale. o_O Sooo, occasionally I pride myself on not being a gullible idiot- I went to the county assessor's office & got public… [cont.]

When an owner/seller sells they will lie through their teeth as well you know and perhaps she may fool some poor person BUT if she puts in writing the age of the house and all the other details she has given you than she is in big trouble as she is making a false representation which any buyer would be able to get out of the contract only dicey part is it IS called 'caveat emptor' which means in ordinary english buyer beware so it is up to the purchaser to do the checking and if they get caught they will be stuck UNLESS they can prove she deliberately falsified and fraudulently described the house the way she did to you. What should I expect in closing costs on an FHA loan for a manufactured/modular home?
Q. I was talking with the sales rep. for Oak Creek Homes. He said I should expect $16K - $20K in closing costs on a $150K loan at 6.5%. That sounds absolutely ridiculous to me. I'm putting 10% down and will put the home on my land in rural Texas. Are his numbers realistic? He said the costs will get added to the loan, but I don't want to pay that. I'd rather do without a home if closing costs are going to be that much. Not sure I understand how placing the home on land I own increases construction costs. I can figure $20k for improvements to the land, but if closing costs are capped at 6% i still don't reach the $16k this sales guy is talking about.

A. Seems a bit high - closing costs for a buyer on a non-FHA mortgage usually run between 3 and 5 % (which would be $4,500 to $7,500). Sounds like the mortgage broker is getting one large loan origination fee. Ask the sales rep for a breakdown of the closing costs (you should see some title fees, an appraisal fee, recordation or stamp fees, some paperwork fees and maybe a loan origination fee).
